Avoiding Common HOA Violations

Hello Homeowners,

We want to take this opportunity to provide some guidelines regarding the most common violations that have occurred within your community.

Architectural Covenants and Control – The objective of the architectural review process is to promote an aesthetic harmony within the community. All exterior improvements require prior written approval and must comply with the Covenants, Conditions and Restrictions. You can submit an online architectural application through TownSq.

Maintenance and Repairs – It is the responsibility, duty, and obligation of each owner to maintain and repair the exterior of your home.

Signs – Signage must follow the specific rules as described in the CC&R. No signs may be erected on association-maintained areas without prior approval by the board.

Animals - No animals, reptiles, livestock, poultry, or birds of any kind shall be raised, bred, or kept on any Townhome Site, except that dogs, cats or other household pets may be kept, not to exceed a total of four such animals, provided that they are not kept, bred or maintained for any commercial purpose.

Trash & Recycle - Trash & Recycle bins should be removed from the side of the road by the end of the designated pickup days.

Boats, Aircraft and Recreational Vehicles – No boat, marine craft, hovercraft, aircraft, recreational vehicle, pick-up camper, travel trailer, motor home, camper body or similar vehicle or equipment may not be parked or stored in the driveway or front yard of any dwelling or parked on any of the streets within the Property.

Parking and Vehicle Restrictions – No inoperative or unlicensed vehicle may be in view. Parking must follow the parking rules published within your CC&R.

Unsightly Conditions – Items such as trash/debris, landscaping materials/bags and other miscellaneous items are not to be in view.

Window Treatment – Window treatment falls under the authority of the Architectural Controls Committee and requires prior approval before installation. No aluminum foil, reflective film, signs, or similar treatment shall be placed on windows or glass doors.

Air Conditioners – No window or wall type air conditioners shall be permitted to be used, erected, placed, or maintained on or in any building or lot.

We appreciate your cooperation, and we hope that the information above will assist the community with avoiding common violations.  Please feel free to review all your Covenants, Conditions and Restrictions for Kensington Green Townhomes in the Documents portion of TownSq.

Thank you,
